Preamble

 

The Association of International Real Estate Investors (AIREI) (hereafter AIREI) is a unique association formed for the purpose of identifying International Real Estate Investment opportunities and to assist them to invest in such.

 

After the acquisition of the Investment properties using highly creative economic purchasing tools to leverage funding and minimise exposure to risk we go on to use our extensive knowledge of the hospitality industry to develop and manage the investment and the property. As well as Institutional investors we also offer smaller investors the ability to invest in purchasing/leasing individual rooms or suites in the property on a revenue sharing basis.

 

We evaluate the potential Investment and undertake initial due diligence before short listing , recommending or offering any Investment to our membership by analysing the various components that led  them to become offered in the first place but this is in no way intended to replace the investor’s own due diligence.  We also create an internal  customized action plan for success to help them not only increase revenue but possibly also reduce costs which may include staff changes, downsizing, restructuring, etc. to increase ROI. However Professional services management is only one of our main areas of expertise. We oversee every aspect of the member’s Investment with regular auditing to ensure milestones are kept to.

 

We are unique in that we offer a one stop shop approach for our members’ investments without necessarily forming an REIT and provide one body for acquisition, development, oversight, management, operation and exit strategy of the Investment assets. As far as we know one of the only body that take on the whole project from start to finish enabling us savings of over 40% in comparison to companies having to outsource all of the investor’s needs.

NOBLIA RETREATS   will fill a niche not presently on offer, namely luxury Bedouin style tent spa resort villages providing holistic spa treatments to those who expect spiritual solace, respite and retreat in a global, educational, non-political, secular, social, economic, open minded spa community.

The concept was created by the British serial entrepreneur Barrington Roy Schiller in the belief that the grass root potential of humanitarian problems needs inspiration to play a positive role in strengthening the economic, education and cultural efforts that are vital to the progress of holistic human advancement. 1.1 Mission

2.0 Company Summary

NOBLIA RETREATS offers a unique combination of proprietary branded premium hospitality services, systems, education and training, whilst concentrating on the growing number of ethically minded persons who wish to recharge their batteries.  It is an exciting investment opportunity with a business model designed to provide the needs of the growing upper and middle class clientele with exclusive rights, to generate fast growth and sustainable revenue over the full term of the agreement. Market research indicates that there is a significant need for quality spa resorts places for the growing number of individuals who now consider themselves to be spiritual more than religious and who value alternative/complementary therapies and exercising to stay healthy with currently thousands of individuals crowding each day into gyms, yoga meetings, health spas and staying overnight and on vacation.
Our experience is that by employing competent, well-trained staff and by providing them with organizational and responsive customer service skills, we can revolutionize the health spa industry as after seeing the bespoke service we provide people will never again allow themselves to be treated in such an unprofessional manner as is currently being offered with all and sundry huddled together in hotel gyms. All pricing of our services rendered to our
clients,
will be set according to the discretion of the company. Thus, pricing of our services will not interfere with the growth of our consumer base or hinder our gross sales.  Sales estimates project healthy revenues in the first year and significant increases throughout the next two years.

It is the intention of the company owner, to offer Investment partners up to 49% of the total business and all rights to our products and services for a modest initial investment. The company thereafter will operate and grow upon cash flow from gross sales to finance operations and future growth. In today's highly competitive environment, formal business planning is an essential element in achieving business success. This business plan is primarily a communication tool used to obtain Investment but particularly with our early stage company, this business plan also serves as a strategic plan.

The Company has made an in-depth analysis of its opportunities and weaknesses and it has concluded that the company has an excellent chance to succeed which is why we are seeking funds to develop and expand the business in a phased approach, as highlighted within this document.

The foundation for the plan is a combination of primary and secondary research, upon which the strategies are built. 2.1 Company Ownership and Management

 Mr Schiller is fluent in both the German language and business practice having lectured on both previously as well as his mother tongue English. Barrington has had extensive experience in purchasing real estate, renovating and creating and managing organizations for hospitality and economic development-oriented companies involved in International projects. This results in extensive and innovative services, set in a unique surrounding for our prospective guests and we are soliciting commercial finance partners and investors to share our vision and who desire to participate in this exciting business opportunity.

Mr Barrington Schiller will personally oversee all aspects of the business and service development to ensure effective customer responsiveness. Qualified professionals will provide additional support services. Support staff will be added as guest and/or patron load factors mandate. Mr Schiller is also the founder of the Institute of World Hospitality Management association, an association for Hotels general managers and directors. Mr Schiller will also be taking legal assistance and advisors to develop the concept as necessary. They will maintain an active management involvement in every aspect of operations. This plan reflects the vision and the disciplined planning methodology to help the company anticipate its start-up costs and other critical information to arrive at this realistic plan. Investors are welcome to take up positions on the board and become key Advisors to the Company but have no obligation to do so. NOBLIA RETREATS will add additional key staff members and advisors to assist during the development, planning, and initial planning phases.

 

2.2 Start-up Summary

The Transfer of Ownership expenses for NOBLIA RETREATS are included in the investment as are all previous investments in developing the business so far and all intellectual and proprietary rights for the business model. The directors will work with Business consultants and both our and the investor’s lawyers to finalize any investment issues.

The current director is currently in the process of investing his own funds in consulting with a graphic design Company to develop logo, letterhead, and company artwork materials, domain name and telephone number.

 

2.3 Ideal Property Location

The preferred location for our pilot venue is not yet finalised although initial investigations are being made in California and Thailand due to the number of International clients wishing to have treatments in those locations and a presence is relatively simple due to the business friendly neutral legal structure. However any major investor is welcome to play a part in choosing the location.
The ideal property would be an existing yet “run down” farm or ranch due to the ease with which any buildings could be made over and as such buildings usually already have all the necessary planning and license considerations as well as utilities already available. A beach location would be n added advantage though.

 

Renovation will be along the lines of the website slideshow and our design elements and furniture will reflect this approach and provide an overall luxurious experience of Bedouin days with all the technical expectations of the 21st century. We will specialize in meeting each and every individual or company's needs. As growth warrants, the site should also allow for future expansion of the residence portion of the property at a later date.

 

2.2.1 Corporate Development Plan

For purposes of this Business Plan document, NOBLIA RETREATS—Phase I and Phase II for developmental growth are defined below:

Phase I

This phase involves formation of a Delaware LLC, bank account etc., preparation and development of the corporate identity, brochures for pre selling of accommodation and fractional owners. The property will establish its own High end Style identity and management directives, incorporating a total quality management approach and a guest appreciation program. Land Acquisition for the pilot venue will include the makeover of and the conversion of the present space, Continued implementation of sales, advertising, and marketing strategies will develop through social networks, word of mouth and advertising in airline magazines as our reputation as an affordable yet impressive venue grows. NOBLIA RETREATS will develop key repeat guests, members, fractional owners and patrons. I.e. Internet room guarantee services. Phase I will be completed when the pilot project has been up and running for a period of 12 months or when 70% of the fractional ownership units have been taken up whichever happens first.

 

Phase II

NOBLIA RETREATS shall evaluate its occupancy position to determine if a facility expansion is warranted in the pilot property and we will identify and pursue additional markets/cities for the opening of NOBLIA RETREATS via either Franchising or  corporate growth. This Plan does not contain funding needs for this Phase as none is expected due to the centres being financed by our Franchisees, by means of our Fractional ownership partners and advance payments for guest stays.

 

3.0 Marketing Plan and Promotional Strategy

NOBLIA RETREATS, like all businesses, is affected by forces and trends in the market environment. These include economic, geographical, competitive, legal/political, and technical.

Promotion strategies will vary depending on the target market segments. Given the importance of word-of-mouth referrals among all market segments when choosing a suitable retreat, our efforts are designed to create awareness and build referrals. A cost-effective campaign—focused on social media, direct marketing, publicity, membership reward program, and advertising—is proposed which promotes our uniqueness.

 

 

New Business

A direct marketing (direct email) package will be sent to a list of potential members to back up the website. The brochure and letter introducing NOBLIA RETREATS will stress the importance of having a good image in top surroundings, will provide information on our services and describe what sets us apart from other retreats. The initial mailing will contain a promotional offer. After the mailing, an additional letter will be sent. The potential member would be asked to address any questions and the follow-up would remind them to drop in for a property tour. Additionally, new businesses in the local community will be targeted and sent information. The cycle would repeat itself with new target communities and select businesses and would continue through the first year. After that, additional mailings would be conducted while not excluding the 86% of all travellers who book online nowadays, as needed, based upon membership and occupancy goals.

 

NOBLIA RETREATS will also be developing a newsletter to be mailed quarterly to guests and prospects in the database. The newsletter can be used to update clients on NOBLIA RETREATS related developments, but also serves as a reminder of what sets NOBLIA RETREATS apart from others and will aid our members to communicate among each other as NOBLIA RETREATS club members.

 

Publicity and Public Relations

A press release will be sent to all major area newspapers and business magazines announcing the launch of NOBLIA RETREATS day passes and from then on every time events of a cultural nature are held a new press release will inform the local community. Our press spokesman may also make themself available for speaking engagements at other community or civic organizations as a low-cost way of increasing awareness and building goodwill in the community.

 

Member Reward Programs

Present clients will be encouraged and rewarded for referring future members as well as other advantages previously mentioned.

 

Advertising

Advertising is utilized primarily to attract new members and serves to build awareness and name recognition of the property in general, which is important for word-of-mouth referrals but advertising will be kept to a minimum with the emphasis being put on the PR campaigns. Periodic advertising in target market area newspapers and online presence which will afford NOBLIA RETREATS name recognition benefits as will having the presence in airline magazines.

 

4.0 Market Analysis Summary

NOBLIA RETREATS can be based in any remote location anywhere on the basis of “build it and they will come”, which is one of the benefits in terms of the market that it will provide for the new Investor, although locations close to cities with major airline hubs are preferable as are remote beach locations. Strategic access to major cities is recommended due to the large number of businesses in the area and the large number of “out of town” business visitors. NOBLIA RETREATS is a predetermined business model based on a Franchisable system and is easily sustainable in all such locations. This provides a potential for successful licensed locations for our successful investor in NOBLIA RETREATS.

 

4.1 Market Segmentation

"NOBLIA RETREATS" marketing dept. will segment its customers by their type of interests. We also believe that the type of business that a person owns or runs says volumes about their purchasing habits, and, therefore their hospitality or therapy requirements. Most of our clients are in yoga, Pilates or an alternative/complementary educational environment. These businesses will be looking for a top notch effective and renowned location to service their needs and to perform this service.  Our market strategy is therefore to also target customers who will be repeat users and will frequent the business in the typically quiet times by means of offering evening courses and business development courses for therapists as well as such small business events/conferences at the weekends. Due to this strategy it will not be difficult to attract customers during the winter months also and on the weekends as well as the weekdays. 

 

4.3 Service Business Analysis

Most Specialist businesses are run under franchise and in phase II of our plan we will also offer Franchises in new locations. Our franchisees will be given their own exclusive territory and advertising globally for members for their location. Our online booking system, education and demonstrations are an important part of the work, as education increases the demand for our service and therefore our income. Each centre will be supplied with an initial supply of marketing literature and experience tells us that, if the instructions are adhered to and a script is followed, they will soon develop a core of members. Attitude is everything. 

Franchisees will be supported with a complete turnkey location to include Online booking systems, insurances, policies manual , advertising (both local and national) Corporate identity, PR, Risk assessment, health and safety and many such services which operating as an individual makes prohibitive. We will retain ownership of the land upon which they lease and manage their retreat.

 

4.3.1 Competition and Buying Patterns

There are many hotels and suchlike working around the world but the therapy sectors continues to grow even though competition is also on the increase. We have found many hotels which offer their guests some therapy  services as a step childlike add on but we have not found any business model which offers all of the services we offer under one roof and in such a natural and relaxing setting. As such we have not been able to find any direct competition.

Schiller understands the hospitality service sector business, has traveled extensively frequenting numerous High end establishments, and has gained invaluable experience in organizational management but the major competitive edge that "NOBLIA RETREATS" will emphasize is the image and high quality of its customer service and the style element. The company will differentiate itself through the courteousness, professionalism and excellent people skills of the highly knowledgeable and well trained staff and we will specifically target the growing number of female business owners and professionals who feel uncomfortable sitting around in hotels. Females traditionally play a major role in yoga /Pilates and therapy markets so special attention will be made to make them feel at home and safe.  These efforts will generate good word of mouth among the targeted client group. 7.0 Financial Plan

The financial plan is currently estimated as the majority of funds raised will go towards the purchase of land which as of yet has not yet been identified. As such the renovation costs can currently not be definitively stated.

The business development has been initially financed by the personal investment of the owner and following its sale and transfer of ownership the current owners and new investors will finance growth through cash flow from Fractional ownership, memberships and in house sales without the need to raise additional capital funding. This will mean that the company will grow more slowly than it could, but it will ensure that the current and the new owners will retain control over the direction of the company.  The NOBLIA RETREATS projected balance sheet will illustrate a very healthy financial position for this new company.

Establishing a membership will take some time, as the research revealed PR/ Fam trips/ word-of-mouth /recommendations /referrals and value as the primary way in which such services are selected by new members. We will outline the financial development of NOBLIA RETREATS in detail to serious investors after proof of funds.

Phase II growth amounts will be sought at a later date, based upon needs to be determined at that time but will mainly be achieved by franchise fees and fractional ownership.

 

7.1 Important Assumptions

The financial projections for NOBLIA RETREATS are based on the following assumptions. These assumptions are thought to be quite conservative, as are any financial forecasts.

It is currently assumed that the majority of funds raised will go towards the purchase of a Land, utilities and marquees/tents which as of yet has not yet been identified. As such the construction costs can currently not be definitively stated. However we are assuming that a modest $10,000,000 raised from investment partners will go towards acquiring and constructing each location.

The most important events noted in the Milestones Table will account for a remaining $5,000,000. We will outline the detailed financial assumptions of NOBLIA RETREATS in detail to serious investors after proof of funds.

 

8.0 Evaluation & Control Strategies

Objectives have been established for NOBLIA RETREATS so that actual performance can be measured by using S.M.A.R.T targets. S- Specific, M- Measurable, A- Achievable, R- Realistic, T – Timed.

Thus, by the end of 2015, NOBLIA RETREATS should have achieved at least $20, Million from Investment partners for each village and $10 Million from fractional owners making $30 Million in total non member revenue. Further revenues will be from courses, events, memberships, residence fees, gastronomy, travel, consulting and product sales making total revenues in excess of $50 Million without a full occupancy rating.

 

Each subsequent year new objectives will be set for these benchmarks and actual performance will be measured against them. If actual performance falls short of objectives, investigation will be made into the cause, and plans will be adjusted accordingly. In addition, NOBLIA RETREATS will keep track of the source of all new members ("Where did you hear of us?") in order to measure the effectiveness of each type of promotion. Each subsequent year's budget should adjust spending toward the types of promotion that reach the most new sources of revenue. Customer satisfaction is most directly reflected in the year-to-year member retention percentage. All lost members should be “gently” investigated to find out why they left. A customer satisfaction survey will help the business realize its S.M.A.R.T targets.
